Molokai is a 55+ Resident Owned Cooperative community located in Leesburg FL. If you are looking for a friendly community with low monthly fees Molokai might be the place you have been looking for. We are very centrally located and are just a short drive to Sea World, Disney and other Orlando area attractions, as well as the Atlantic Ocean and Gulf coast.
Leesburg, Florida is a progressive city of more than 28,000 residents and is known as the “Lakefront City,” Leesburg is a central hub for commerce in Lake County.
The Parks and Recreation Department offers a variety of opportunities for passive and active recreation. Venetian Gardens, a 64-acre park on Lake Harris, is home to the Venetian Center, Rogers Park Pavilion, Splash Pad, Pat Thomas Stadium, and Venetian Cove Marina.
Leesburg offers year-round events and festivals such as the Black Heritage Festival, Leesburg Art Festival, 4th of July, and Christmas activities attract thousands of visitors each year. There are also sporting events such as bass fishing and NCAA softball tournaments. The Leesburg Lightning, a team in the Florida Collegiate Summer League, plays baseball each summer at historic Pat Thomas Stadium.

Molokai is a 55+ Resident Owned Cooperative community with 270 units.

2. What services are included with the maintenance fee?
The monthly assessment fees include water, sewer, trash pick-up, and basic cable/internet. The water is provided by a well system while the sewer is provided via a septic system. Both systems are services by outside specialists in each service. Trash is picked up twice a week by the employees. Basic cable/ internet services are provided by FiberNow. Residents can upgrade their cable/internet and will bill directly to the residents by FiberNow.
3. Does the community employee its own manager and maintenance staff or a management company and maintenance company?
There is a full-time licensed Community Association Manager (CAM), a part-time office administrative assistant and two (2) full-time maintenance employees.
4. What amenities are Available?
The amenities include a clubhouse, shuffleboard, pool, billiard room, library, trash pick-up twice a week, and a sewer treatment plant.
5. Are there activities?
There is a Social Club (MRA) that organizes a variety of activities in the community. There are also a number of other clubs such as the Women’s Club, Men’s Club, Golden Girls, Sewing/quilting Group, Card groups, etc. The monthly activities brochure is organized and distributed by the MRA as there are a number of special events. You are encouraged to join the MRA and the other groups.
6. Is there a restriction on the number of residents that can reside in a unit?
Maximum of two (2) residents may occupy a home. One of the residents must be 55+ while the other must be 45 or older. A caregiver may be approved by the board with application for residency, a background check and documentation from a licensed physician.
7. Is a background check (financial/criminal/eviction) required for new owners/renters?
Yes, there is an administrative fee for each person requesting to become a new resident.
8. Are guests permitted and if so, is there a restriction on the number of guests or their length of stay?
Guests must register at the office upon arrival if they stay overnight. There is a maximum of 30 days per calendar year. The board may extend the 30-day rule with special approval.
9. Are pets permitted and if so, are there any restrictions (i.e., size/breed)?
No more than two (2) pets per unit that weigh less than 25 pounds at full maturity. The community is split into two (2) sections (pets and no pets). Please confirm if the home you are looking at is in the pet section or not. All pets (including cats) must be on leash when outside of the home.
10. How many board members are there?
There are nine (9) board members who each serve a two (2) year term. Meetings are typically monthly on the third Tuesday of each month, November through April. The Annual Membership meeting is held each February.
